Modify default information
This option allows you or your designated representative to change your default listings discussion and other default issues. Proper use of this option will allow you to better manage your listings. The
general discussion shows most often and should be a general statement of capacities or focus. One thumbnail image is allowed in this view. We recommend this be an attractive generic image of the area, but in the case of broker systems you may want to use a
generic picture, and the agent my wish to use a photo of themselves. It is best that your picture be a thumbnail designed to view best in a 100 pixel width and less than 5K in file size.
Display Categories
One of the unique great powers of our system is that it allows you to specify the emphasis points for marketing your real estate business. You may be a generalist, or specialist; and, either way, you can
select the display headings and options that best suit your business.
To add a completely new display category, select add a new display category. The name you enter will appear in links AND in the displays. So select something that you think is descriptive in both
areas.
Once you select a category and place properties in it, you may decide that the category name was not the best and want to change it. To change a listing select the show display categories (modify/delete)
option and change the name. The name and links will be changed throughout the site instantly.
Listing Options
Hey, the big selling point is the actual listing. Your actual listing is shown in two forms. A brief form designed to stimulate interested parties in to trying out to find out more shown in one or more
display categories, and the details that make or break the sale for that particular property. Your actions and wording here are key to your success. Most individual Realtors using this system make a sale at least once each two months that was generated from
this system, but poor descriptions and other issues can reduce your success ratios and the actual money you make from sales.
To add a new listing use the add new listing link. This will present you with a large number of data entry capacities. We recommend you use the ones that best profit you. The first item is the property
type. This is very important search term if you have more than 50 properties. Under this, you should assure yourself it is correct so as to not confuse your visitor, but outside this issue, do not worry about it too much.
The display categories allows you to specify which links and overall categories you want to have the specific property displayed under. You can select more than one. For example, if you have a home
that is zoned commercial, you may wish to make the links for the display categories in both areas. The basic information will be the same, but it will show up in more than one "zone." We think that most of the other information is self explanatory.
Again, not all information is required and if you do not enter anything, in most cases, the information simply does not appear (avoids confusing your potential buyer). Some information shown is NOT recommended by OfficeOnWeb but is requested and provided in
response to Realtor beliefs. A discussion of these is shown below. The most important issues to sell your listing is, in our opinion are (not in order): title, city, state, zip code, area, price, bedrooms, bathrooms, garage/carport, finished
sq. ft, lot size, taxes, insurance, a short description, and schools. The more listings you have, the more these options become important.
The display listing (modify/delete) allows you to change previously entered information. Price changed? No problem, just log on and change it. Just got more details? No problem, just log on and
change or add the information.
More Advice
Some realty firms prefer to enter lots of data, others do not. The most common features not used as a part of policy are the MLS #, address, and utilities. You may use these or just leave them blank as
desired.
We do advise that you enter the price, taxes, and insurance. These key into the PITI issues and are often a key point in sales. A link from this information to a mortgage broker is included. The reasons
for this are varied but, again, help you sell your listings. This link allows the person to examine the current payment options and contact mortgage broker with more than 25-year of experience in the field. This reduces the system cost to the Realtor and broker,
and adds services to the buyer that assists in making the sale.
I want more or I don't like that option
First issue: want more? No problem. Let us know and one of two issues will apply. First, if we think other Realtor firms and broker groups will benefit and it will help our clients, it will be added to
the base system, or second, no you want something special. In the case of the second issue we can provide it and will bid it accordingly. In the case of the first, this is how we have generated one of the best and most profitable systems in the world for our
clients.
Second issues: don't like that. No problem again. Again two issues apply. Since our systems are based upon nearly ten years of experience in the net (ancient in Internet years) in the unlikely event that
others don't like it as well, it is history at no charge. In the event it does not meet your specific needs, we can customize the system for you at our usual rates.
Vertical Portals or Large Broker firms
Your system may deviate slightly from the above discussion and you should refer to your specific operation guides. In most cases, the above still applies. However, deviations in recommendations may apply.
For example, in a very large vertical portal, the MLS number can be very helpful to the overall site performance. Contact us for details.
Recommendation
We recommend you review the results of your effort to optimize the displays and information provided. With a little trial and error, you will become an expert in increasing the sales in your listings.
Logs and other issues
We offer this system in two major forms. Hosted and not hosted. Hosted sites enjoy the benefits of our hosting capacities, including logs of activities. Non hosted systems cannot enjoy these benefits as
not all data resides within our server capacities. We recommend you attain both hosting and Realtor system benefits. However, this is your option.
Your password is important. If you do not want to allow access to all your web site capacities, change you Realtor or Broker password so that the user can only access the Realtor system.
